Nothing is worse that water to damage to building structures. In addition to providing a medium for the growth of mold and mildew, the degradation and damage which can occur to wood, carpet, and wall finishing can run in the thousands of dollars. Whenever a leak occurs, a thorough but quick diagnosis and course of corrective action is the first line of defense.

Locating the source of the problem

Many times, leaks occur in areas above the foundation and water by the miracle of gravity finds its way to the basement. Whenever a damp or wet condition occurs, it is essential to first locate the source of intrusion. Start above and work your way down checking around flashings, windows, siding, and even along roof edges. Once confined to the foundation wall, an analysis should be made to look for improper grading, settling of backfill around the foundation, faulty guttering and downspouts, high water tables, or some other source of increased pressure outside the basement or foundation walls. Look for any cracks, voids, or routes of infiltration.

Defining a solution

Solving water problems requires relieving the source of excess water pressure on building walls, usually through a combination of the use of proper drainage systems, membranes, and crack sealants. Minor seepage can be solved many times with the application of sealant membranes such as ComfortDry® LC or Comfort Dry® WB directly to the wall having problems. Their high resistance to hydrostatic pressure helps to keep water at bay. More serious water pressure problems require the correction of landscape slope, installation of drainage tile and additional waterproofing membranes sometimes with sump systems to correct.
